Southglenn Set for Transformation


Southglenn Mall to Be Redeveloped

The aging Southglenn Mall will be transformed into the Streets at Southglenn, a 950,000-sq-ft project based on urban design principles and featuring European-style bistros and sidewalk cafes, upscale shops and 350 lofts. Demolition of the old mall is set to begin next spring.

Alberta Development Partners LLC, in partnership with Walton St. Capital, will undertake the long-awaited redevelopment of Southglenn Mall, which will feature strong urban design principles and a new name.

The Streets at Southglenn will contain a gourmet natural foods market, movie theater, bookstore, European-style bistros, sidewalk cafés and unique women's and men's apparel shops - a few examples of the types of places that developers hope will help create an up-market, community-based destination. The 950,000-sq-ft project will also offer 350 lofts.

Demolition of the old mall is scheduled begin in spring 2006. Both Sears and Foley's (Macy's) will remain dominant anchors for the redevelopment.

Alberta's redevelopment team includes Callison Architects and Shook Kelly.


First Retailers Named at RidgeGate

RidgeGate, a 3,500-acre new urbanist, master-planned community in Lone Tree, will include a SuperTarget and a host of other retailers, including Starbucks, Ironstone Bank and two restaurants, Costa Vida and Campania d'Italia.

The SuperTarget was designed with strict adherence to the RidgeGate design philosophy of merging traditional community values with urban-style living, focusing on "walkability" to shops and restaurants. Coventry Development Corp., the developer, worked closely with Target officials to create a design that replaces sprawling parking lots with a multilevel parking garage. The store will also feature a two-level front facade with lower-level department store-like elevator/escalator lobbies. Other highlights include two towers with copper Target "bulls-eyes" - believed to be the first in the nation - and a public art piece by Denver-area mosaic tile artist Jennifer Haley.


Hyder Working on Breckenridge Transit

Hyder Construction broke ground on two new maintenance buildings for the town of Breckenridge.

The 40,000-sq-ft project will include a maintenance facility for transit buses and a separate bus storage building. The new additions will be constructed around their existing facilities in the public works yard.

The $4 million, federally funded project will provide Breckenridge with the means to offer a transit system that meets the growing needs of its residents and visitors. The project is scheduled for completion in March 2006. Hyder is also building a 5,000-sq-ft Wells Fargo Bank located in the Southlands Mall development in Aurora. It's scheduled for completion this month.


White Construction Awarded Bank Addition

Castle Rock-based White Construction Group is the contractor for the Fort Morgan State Bank addition project, which includes construction of a 7,248-sq-ft bank building addition and one new drive-through teller island. The $643,388 project - designed by Thorp Associates PC in Milliken - will be finished in December.

White has also completed two Denver Public School projects - $1.8 million worth of site improvements at Abraham Lincoln High School and renovation work for the $2.7 million Parent Project 3754 package. Work Begins on Southlands


Ground Broken for Southlands Main Street

Alberta Development Partners LLC, along with Aurora Mayor Ed Tauer and other local dignitaries, celebrated the groundbreaking this fall of Main Street, the final phase of the Southlands development in Aurora, slated to open next fall.

Main Street - the heart of the 301-acre, 1.6 million-sq-ft, mixed-use project - will combine a movie theater, several locally owned and national retailers and restaurants and a number of retail boutiques with a variety of lifestyle-oriented activities in an outdoor retail setting. Tenants include Barnes & Noble, Banana Republic, The Gap, Baby Gap, Colorado Cinemas, Coldwater Creek, Chico's, White House Black Market, Sports Authority, Eddie Bauer, Hallmark, Pac Sun, American Eagle, Victoria's Secret, Bath & Body Works and Zumiez.


Investments Chooses dcb to Build Warehouse

Hendren Investments LLC selected dcb Construction Co. Inc. to design and build a 35,000-sq-ft office, warehouse and distribution facility at 12150 E. 46th Ave., Denver. Completion of the site-cast, tilt-up project is scheduled for January.

The new facility will house Atlantic West Flooring Distributors Inc., a wholesale flooring distribution company that sells hard-surface products to flooring companies throughout the Rocky Mountain region. Also, dcb is working on Ball Corp.'s 34,500-sq-ft addition to its container facility in Golden. The pre-engineered metal building, supplied by Butler Manufacturing, is scheduled for completion in December.


Wong Strauch Designs Riviera Maya Resort

Wong Strauch Architects and developers Michael Kidd and Matt Thompson of Denver, are designing a full-service luxury resort near Playa del Carmen, the Riviera Maya in Mexico. Located on 20 acres of beachfront property, the resort is designed to accommodate up to 250 rooms and as many as 12 "super-luxury" private residences.

A flowing "river" will connect the entry lobby with the sea, stopping at various points along the way, including pools, spas, waterfalls, water slides, restaurants and lounges. The terminus of the river is an infinity pool above the beach, surrounded by restaurants and lounges. The resort will also include a full-service spa, a secure, private area that will feature 2,200-sq-ft villas, a private pool, Jacuzzis, cabanas, food service and beach access. The resort has an anticipated opening date of 2008 or 2009.


CU Wolf Law Building Tops Out

University of Colorado at Boulder School of Law students, faculty, staff and alumni attended the topping out of the new $46 million Wolf Law Building on Sept. 22, which included the announcement of a $1 million gift from Nancy and John Wittemyer to build a state-of-the-art courtroom. The 250-seat Wittemyer Courtroom will be the cornerstone of the 178,000-sq-ft, neo-Tuscan style building, scheduled for completion in June 2006. The facility will also feature 18 classrooms, approximately 75 faculty and administrative offices and a 42,047-sq-ft research library.


CFC Lands Condo Project in Frisco

CFC Construction was awarded the $10.7 million Timberline Cove condominiums project in Frisco. The architect is Eric Smith & Associates; the owner, OCOEE Properties.

The four-story project will consist of 30 luxury units and a below-grade parking structure. It's scheduled for completion in November 2006.


Work Begins on Orchard Town Center

The Orchard Town Center took root in mid-September, with developers, local officials and area children breaking ground for the one million-sq-ft, open-air lifestyle and entertainment center at the northwest corner of Interstate 25 and 144th Avenue. The master plan for the project was developed by Calthorpe and Associates, a firm known for its expertise in new urbanism.

Retail commitments have been made for 450,000 sq ft of the property. Tenants include Foley's, AMC Theatre and JC Penney, which have already announced they're joining The Orchard. SuperTarget has signed a letter of intent. The new interchange under way at Interstate 25 and 144th Avenue is a joint effort between Westminster and Thornton that will serve growing development in the north metro area. It will open in 2006, in time to begin serving The Orchard.
